Industry News

Being a landlord in the UK as an overseas resident involves understanding key tax obligations and processes. Here's a breakdown to help you navigate these requirements:

Essential Tax Numbers

As an overseas landlord, you need to be aware of two crucial tax numbers:

UTR (Unique Tax Reference):

  • The UTR is a 10-digit reference used annually for tax reporting.
  • Once approved, HM Revenue & Customs (HMRC) will send this number by post to your permanent address.
  • Provide your UTR to your accountant for annual tax declarations.

NRL (Non-Resident Landlord) Registration:

  • NRL registration is mandatory for landlords residing outside the UK for more than 183 days per year.
  • Failure to register on time results in agencies deducting 20% withholding tax from your rental income, as per UK tax regulations.

Application Process

Before you start renting out property in the UK, follow these steps:

UTR (Unique Tax Reference):

  • Apply for a UTR through HMRC's official channels.
  • Ensure your permanent address is correctly registered to receive correspondence from HMRC.
  • Find your UTR number.

NRL1 (Non-Resident Landlord Registration):

  • Apply for NRL1 to avoid the 20% withholding tax.
  • Allow 4-6 weeks for processing, so apply at least three months before handing over the property to your agency.
  • Some agencies may offer this service free of charge.

Avoiding 20% Withholding Tax

To prevent agencies from deducting 20% tax from your rent:

  • Apply for NRL1 early, ideally three months before renting out your property.
  • Ensure your agency has an NA number, allowing them to prepay taxes on your behalf.

NRL6 Certificate

If tax has been deducted by your agency, request an NRL6 certificate annually by July 5th for accurate tax reporting to your accountant.
