Assessing On-site Safety Measures
The overall condition and security of any property is paramount, meaning before you rent you should examine some fundamental elements like the quality of locks, the availability of an entry-phone system and burglar alarm, and even ascertaining whether there’s ever been a previous break-in.
Certainly, a modern development overseen by a responsible management or concierge team will bring you real peace of mind, as they’ll make the well-being of you and your family an ongoing priority. Doing your own research is always advised, though, if only to get a sense of passing traffic noise, any nearby pubs and clubs, or even exposure to flash flooding. Peace of mind in your home is a basic requirement and with a bit of know-how is an entirely achievable goal.
Taking a Good Look at Your New Interior
A comprehensive check-list should take in the details of your new internal space, giving you confidence that everything is functioning properly. For instance, are the windows single, double or triple glazed, is there a good amount of storage space, are the appliances working properly and is there an Energy Performance Certificate in place?
Working smoke alarms must be present, as should carbon monoxide detectors and an easy means of escape in case of fire. Meanwhile, the kitchen should be easy to use, with a working washing machine, good surfaces and enough kitchen cupboards. It’s also vital to thoroughly inspect the bathroom for any signs of damp or leaks, and check there’s adequate water pressure. Bedrooms should be comfortable and well heated, with high-quality fixtures, and, again, there should be adequate storage.
Useful Additional Checks
You’ll of course be made aware of how much rent you need to pay each month, but it’s also wise to get a good understanding of any other bills and how much that’s going to cost. The deposit is another factor to consider, as are the conditions that allow your landlord to deduct money from your deposit if at all necessary. If you’re able, getting a sense of who your neighbours are is also a real plus, as is investigating transport connections and local amenities.
A copy of your tenancy agreement will answer a lot of pertinent questions, but before then, doing your own research and partnering with a reputable estate agent is going to make a real difference. Moving to a new home is undoubtedly a big undertaking, but it’s also an exciting prospect, one filled with possibility.
