ADDITIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE)

- Letting Service Set Up Package Fee  £480 (Inc VAT)

Initial work involved in setting up a new tenancy including Property Advertising, Tenant Sourcing, Tenant Referencing, Right to Rent checks, Tenancy Agreement, Deposit Registration and Deposit Transfer.

- Referencing £60 (Inc VAT)

The process of conducting background checks on potential tenants. This includes verifying employment, credit history, and previous rental references to ensure they are reliable and capable of paying rent.

- Deposit Registration Fee  £60 (Inc VAT)

The cost of registering the tenant’s deposit with a government-approved tenancy deposit protection scheme, which is a legal requirement in many jurisdictions.

- Deposit Transfer Fees  £100 (Inc VAT)

Fees associated with transferring a deposit from one deposit protection scheme to another or handling the transfer of the deposit at the end of a tenancy.

- Right to rent Check  £60 (Inc VAT)

It is a legal requirement for landlords to verify that tenants or lodgers have the legal right to live in rental properties.

Hourly fees for management services provided to landlords who do not have a full management contract with the letting agent. This can include various ad-hoc tasks like inspections, tenant queries, or maintenance issues.

- HMO Licensing From £500 (Inc VAT)

Landlord of a house in multiple occupation, i.e., a house or flat shared by five or more people, consisting of two or more households, then you need to apply for a mandatory HMO licence.

- Selective Licensing Application From £500 (Inc VAT)

Applying properties in an area that is subject to selective licensing are required.

- Selective Licence Renewal £250 (Inc VAT)

Renew Selective Licence on behalf of Landlord.

- Service of Section 21 (Per Notice) £75 (Inc VAT) 

Fee charged for issuing a Section 21 notice to a tenant.

- Rent Guarantee Protection 1%-1.5% of annual rent

This protection ensures that landlords receive their rental payments even if the tenant fails to pay the rent.

  • For annual rent below £2000: 1.5%
  • For annual rent between £2001 and £8000: 1%
  • For annual rent above £8001: 1.5%

Covers legal costs associated with tenant eviction.

- Court Attendance (Per Day) £400 (Inc VAT)

Fees charged for attending court on behalf of the landlord, for instance, in cases of tenant disputes or eviction proceedings. 

- Change of Sharer £250 (Inc VAT)

This involves handling the administrative work when there is a change in tenants sharing the property. This could include updating tenancy agreements, conducting checks on the new sharer, and ensuring compliance with legal requirements.

- Deposit Dispute Fee £360 (Inc VAT)

A fee charged for managing disputes over the return of the tenancy deposit. This can involve negotiating with the tenant, providing evidence to deposit protection schemes, and ensuring a fair resolution.

- Acting as your Power of Attorney £250 (Inc VAT)

This service involves the letting agent being legally authorised to act on behalf of the landlord in various matters, such as signing tenancy agreements or managing the property.

- Additional Property Visits £120 (Inc VAT)

These are extra visits to the property beyond the routine inspections. They might be necessary for specific issues, maintenance checks, or showing the property to prospective tenants.

Carry out extra inspections of the property including provision of a written report with any recommendations.

- Electrical Installation Condition Report (EICR)    From £100 (Inc VAT)

Landlords are required to have an EICR carried out at least every five years.

- EPC (Energy Performance Certificates) From £50 (Inc VAT)

Landlords must have an EPC showing how energy efficient a property is.

- MVHR (Mechanical Ventilation with Heat Recovery) From £350 (Inc VAT)

MVHR systems are designed to provide controlled ventilation while recovering heat from outgoing stale air to warm incoming fresh air, it is required to be serviced regularly.

- Vacant Period utility bills management £100 (Inc VAT)

Landlord is liable to pay the utility bills during the vacant period.

- FCU (Fan Coil Unit) From £350 (Inc VAT)

FCU consisting of a heat exchanger (coil) and a fan, it is required to be serviced regularly.

- GAS Certificated From £100 (Inc VAT)

Gas Safety Certificate is an essential document that certifies that a property's gas appliances, fittings, and flues have been inspected and are safe to use.

- HIU (Heat Interface Unit) From £350 (Inc VAT)

HIU provides heating and hot water for small- and large-scale district heating solutions, it is required to be serviced regularly.

- Additional Works £120 (Inc VAT)

This refers to any service which are outside the fully managed service.
